Collateral DNA Report
A Collateral DNA Report is a detailed property analysis used by lenders (especially private and hard money lenders) to assess the quality, risk, and investment potential of a piece of real estate that is being pledged as collateral for a loan.
It goes deeper than a standard appraisal by combining valuation, market data, risk indicators, and borrower exit strategy support.

Debt Stack
The debt stack of a real estate property is the layered structure of all the loans and financing types secured by that property.
It tells you:
-
Who has lent money on the deal
-
In what order they get paid back
-
What kind of risk/return each lender is taking
It’s essentially the financial blueprint of how a property is funded.

Proof Of Fund Letter
A Proof of Funds (POF) letter is a formal document from a bank, private lender, or financial institution that confirms the buyer or investor has the funds available to complete a real estate purchase or investment.
It’s often required by sellers, agents, or lenders before they will take an offer seriously, especially in competitive markets or when cash offers are involved.

Free Loan Estimate
A Loan Estimate (LE) is a standardized three-page document that lenders are required by federal law (TRID – TILA-RESPA Integrated Disclosure rule) to provide to borrowers within 3 business days of receiving a loan application.
It outlines the key details of a loan offer, including interest rate, monthly payments, and closing costs — in a clear, easy-to-compare format.
